Diagnostics & fixes

Roof repair when replacement isn’t the answer

We trace leaks, replace failed flashing, and fix wind-lifted sections — and we’ll tell you honestly if a patch won’t last.

What we repair

Not every stain on the ceiling needs a new roof. We water-test and trace uphill when it’s safe, open suspect valleys, and check wall and pipe flashings — the places leaks hide after Colorado wind events.

If decking is soft or shingles are past their useful life, we’ll quote repair and replacement side by side so you can choose. Small commercial tie-ins and low-slope patches are in scope too.

  • Leak tracing — systematic search from penetration to field, with photos.
  • Flashing & valleys — step, counter, chimney, skylight, and wall details.
  • Storm damage — replace wind-lifted tabs, seal impact zones, match existing color when possible.
  • Maintenance — sealant renewal, fastener checks on metal, drain clearing on flat areas.

Repairs should buy time — not repeat visits

Good repair work is specific: matched materials, cleaned substrates, and details that won’t void a manufacturer warranty. Reviews help you see whether past clients got a one-trip fix or a sales pitch for a roof they didn’t need yet.

Helpful guides

If you are deciding whether the leak deserves a repair or a full reroof, start with repair vs replacement and signs you need a new roof.

FAQ — repair & maintenance

Repair or replace — how do you decide?

We look at age, granule loss, deck condition, and whether damage is isolated. If a repair is a short-term bandage, we’ll say so and price both paths.

How soon can you inspect?

We aim for same-week visits for non-emergency leaks when weather allows. Active interior water gets priority.

Will you match my existing shingles?

We source the closest available line and color; discontinued lines may need a blended repair area or a larger replacement section. You’ll see the plan before we order.

Do repairs come with a warranty?

Labor on our repair work is covered for a defined period in writing; manufacturer coverage applies to new materials we install. Full terms are in the quote.

Can you maintain a commercial roof only?

Yes — drain cleaning, seam checks, and small patches can live under a maintenance agreement without a full replacement project.

Typical repair workflow

  1. 1 Inspect Interior + attic + roof surface.
  2. 2 Diagnose Photos and written cause.
  3. 3 Quote Fixed repair scope or replace option.
  4. 4 Complete Cleanup, magnet sweep, warranty note.
