Townhome row

Matching rooflines, party-wall details, and one coordinated schedule for the HOA cluster.

Six attached units shared a single architectural review board and a tight parking court. Rather than six separate mobilizations, the HOA board hired us under one master contract with per-unit lien releases as each roof finished.

Party walls received new counter-flashing and ice & water at the shared valleys where the original builder had skimped. Ridge vent NFA was equalized across units so one end unit wouldn’t pull intake from neighbors’ soffits.

HOA logistics

  • Single dumpster rotation — swap fees split across owners
  • Uniform shingle color lot pulled from same manufacturing date
  • Email updates every Friday with photo attachments
  • No work before 7:30 a.m. per covenant

Unit rollout order

  1. Units 1–2: End caps — easier scaffold access from street.
  2. Units 3–4: Center; crane swing over courtyard with spotters.
  3. Units 5–6: Final tie-ins; common ridge cap alignment check.

Attached housing means noise, parking, and matching details — reviews reflect how we handled all three.

“One invoice structure, six happy owners. That’s hard to pull off.”

— HOA president

“They staggered trucks so our cul-de-sac wasn’t blocked all week.”

— Unit owner

“Ridge lines match — the board’s picky, and they passed.”
