TPO membrane, perimeter gutters, and snow retention for a busy retail and office plaza.

The plaza’s original built-up roof was past its service life: alligatored capsheet, soft spots at RTU sleepers, and standing water after every storm. Facilities wanted a single assembly that could be warranted, inspected, and maintained without guessing which tenant roof tie-in was leaking.

We partnered with the owner’s engineer to confirm structural capacity for the new insulation build-up, then broke the job into live-work phases so retail bays stayed open and the loading zone had defined crane windows.

Challenge

  • Multiple HVAC curbs with inconsistent prior flashing detail
  • Interior retail open during business hours — noise and debris control
  • City inspections tied to tear-off progress and dry-in each night
  • Snow shedding paths over sidewalks and a covered valet lane

Our approach

  1. Moisture survey: Cores and infrared spot checks to strip only wet insulation, saving sound polyiso where code allowed.
  2. Dry-in sequence: Split the field into thirds; each section was watertight before the next tear-off began.
  3. TPO install: Fully adhered white TPO, heat-welded seams, walk pads at service routes, and manufacturer details at every curb.
  4. Metal & safety: New coping and counterflashing; engineered snow rail layout above public walkways.
